The Valley Ranch

Location:

The Valley Ranch is approximately 60 miles Northeast of San Angelo and 19 miles Northeast of Ballinger, Texas in Runnels County and is easily accessible off of Highway 153 on County Road 139.

Acreage:

933 +/- Acres

Water:

The Valley Ranch has excellent water with 11 tanks and lakes.  Mud creek runs through the ranch and feeds into the lake.  The ranch is also equipped with two taps and meters off of the North Runnels County water line, which supplies the house, barn and corrals.  New water pipeline system with water troughs in every pasture.  Some surface tanks have been cleaned and catch increased.  Exceptionally well watered ranch.

Terrain:

The Valley Ranch is made up of rolling prairies of Mesquite and large Live Oak.  With a great cover of native grasses consisting of Curley Mesquite, Buffalo, Side oats Grama, Little Bluestem, Texas Winter Grass, and other warm and cool season grasses.

Pastures:

The Ranch has 135 acres of cultivation and 8 pastures and traps, one containing mostly Jiggs Bermuda Grass, another pasture containing B. Dahl Bluestem and Klein Grasses, and the others contain a good solid turf of native grasses. 

Stocking rate:

Before this year The Valley Ranch was stocked with about 75-80 cows year round.  But due to the drought it has been cut back to about 45 head.  Good turf of all grasses remaining. 

Improvements:

Great lengths have gone into the improvements on The Valley Ranch.  There is a very nice 3/2 manufactured home with a full metal roof and brick understructure.  The house has a covered front porch and a 12' X 60' covered back deck.  The backyard is fenced.  There is a 3 car carport and two storage containers.  A 50' X 100' hay barn was built 5 years ago and is enclosed on 3 sides.  A new steel covered saddle house with storage and attached horse pens has been added.  The ranch has a large metal barn with an attached set of pipe and steel working pens.  The ranch has excellent fencing, some new. 

Hunting:

The ranch has good White tail deer, Turkey, Dove and Quail hunting along with some Wild Hog.

Minerals:

Seller is conveying 50% of the minerals owned and 100% of the executor rights.

Taxes:

Approximately $1,600.00 per year.

Price:

$2,200.00 per acre

The Valley Ranch is my personal ranch.  I have owned it for 10 years.  I have improved it myself and I am extremely proud of the results.  It is a great cow ranch and can handle whatever your needs may be.  It would high fence very well.  This is an exceptional ranch with beautiful Live Oak trees and amazing views.
